Our Business Improvement Area Partnerships

Broadway BIA, Capitol Hill (Since 2018)
Capitol Hill’s Broadway corridor is one of Seattle’s busiest pedestrian areas. We provide daily sidewalk cleaning, graffiti removal, litter patrol, and pressure washing for the Broadway BIA. With heavy foot traffic, nightlife, and dense retail, this district needs constant attention, and we’ve been delivering it for over six years.
West Seattle Junction (Since 2018)
The Junction is the heart of West Seattle’s business community. We keep the district’s sidewalks clean, handle graffiti as it appears, and provide regular pressure washing for the commercial corridor. Our long-running partnership here speaks to the consistency and reliability we bring to every contract.
University District Partnership (2020–2024)
We served the University District Partnership for four years, covering multiple blocks of the Ave and surrounding commercial areas. This was one of our most challenging contracts, the U-District deals with high volumes of litter, graffiti, biohazard situations, and illegal dumping. We’ll get into the details below.

What BIA Cleaning Actually Looks Like
Municipal and BIA cleaning isn’t glamorous work. It’s early mornings, tough conditions, and situations that most cleaning companies won’t touch. Here’s what a typical day looks like for our crews:
Daily Patrol & Litter Cleanup
Our crews walk assigned routes every morning, picking up litter, emptying overflowing trash cans. Clearing debris from sidewalks, tree wells, and building entryways. By the time businesses open their doors, the district looks clean.
Graffiti Patrol & Removal
We check for new graffiti every shift and remove it as fast as possible. Quick removal discourages repeat tagging, if it’s gone within 24 hours, taggers move on. We use the right solvents and techniques for each surface type so we don’t damage the building underneath.
Needle & Biohazard Cleanup
This is the part nobody wants to talk about, but it’s a reality in many Seattle neighborhoods. Our crews are trained in safe needle disposal and biohazard cleanup. We carry sharps containers, PPE, and the right cleaning solutions to handle human waste, blood, and other biohazard situations safely.
Sidewalk Pressure Washing
Foot traffic, gum, food waste, and Seattle’s damp climate create a layer of grime on concrete that regular sweeping can’t touch. We schedule regular pressure washing rotations to keep sidewalks clean and safe, reducing slip hazards and improving the look of the entire district.
Trash & Illegal Dumping Response
Illegal dumping in alleys and along sidewalks is a constant challenge. Mattresses, furniture, appliances, bags of garbage, we’ve seen it all. Our crews remove dumped items, clean the area, and document it for the BIA’s records.
Seasonal Deep Cleaning
Every quarter, we do a deep clean of the entire district, pressure washing all sidewalks, cleaning street furniture, removing moss and algae from curbs. Hitting areas that don’t get daily attention. This keeps the district from gradually declining between regular cleanings.
University District Partnership: Four Years on the Ground
From 2020 through 2024, we were the primary cleaning contractor for the University District Partnership (UDP). Here’s what that looked like and what we learned.
The Scope
Our contract covered the commercial core of the U-District. University Way NE (“the Ave”) and surrounding blocks. This included daily litter patrol, graffiti removal, biohazard cleanup, pressure washing, and emergency response for the entire district.
The Challenges
The U-District is one of Seattle’s most complex environments for a cleaning operation. High foot traffic from university students, a significant homeless population, dense retail, and active nightlife all contribute to ongoing maintenance challenges. On any given morning, our crews might encounter needles in doorways, human waste on sidewalks, fresh graffiti on multiple storefronts. Piles of illegally dumped furniture in alleys, all before 7 AM.
How We Handled It
We deployed dedicated crews on set routes with daily checklists. Every issue was documented with photos and reported to the UDP through our Slack channel. Graffiti was removed within 24 hours. Biohazard situations were addressed immediately with proper PPE and disposal procedures. Pressure washing rotations kept sidewalks from building up grime over time.
What We Learned
Four years in the U-District taught us that consistency beats intensity. A district that gets daily attention stays cleaner than one that gets a monthly deep clean. It also reinforced the importance of communication, the UDP always knew what we found, what we cleaned, and what needed their attention (like broken infrastructure or repeated illegal dumping spots).
City Regulations & Compliance
Municipal cleaning comes with requirements that commercial cleaning doesn’t. We understand Seattle’s regulations around:
- Stormwater and runoff: Pressure washing near storm drains requires proper containment and filtration. We follow City of Seattle stormwater management guidelines.
- Biohazard disposal: Needles, human waste, and other biohazards require specific handling and disposal procedures. Our crews are trained and equipped for safe, compliant disposal.
- Graffiti removal chemicals: Different surfaces require different solvents. We use products that are effective but won’t damage historic buildings or violate environmental regulations.
- Noise ordinances: Pressure washing and equipment use in commercial districts has time restrictions. We schedule work within permitted hours.
We carry General Liability, Workers’ Compensation, and Commercial Auto insurance. We’re also OMWBE certified, which can help BIAs and municipal contracts meet diversity requirements.
Emergency Response
Some situations can’t wait for the next scheduled cleaning. That’s why we offer emergency response for our BIA and municipal clients:
- Biohazard incidents: Blood, human waste, or needle dumps that need immediate cleanup for public safety.
- Major graffiti or vandalism: When a building gets tagged overnight before a big event or business opening.
- Storm damage cleanup: Fallen branches, flooding debris, and wind damage that blocks sidewalks or building entrances.
- Illegal dumping: Large-scale dumping that creates a hazard or blocks access.
For our contracted BIA partners, emergency calls are handled the same day whenever possible. We keep crews and equipment ready to deploy quickly because in a public district, a mess that sits there for three days becomes everyone’s problem.
Municipal Cleaning Pricing
Every BIA and municipal contract is different. But Here’s a general idea of what to expect:
- Pressure washing: $1,000 per day for commercial district sidewalk cleaning. We bring our own equipment, water supply, and containment systems.
- Daily patrol and cleaning: Priced hourly based on district size, route length, and scope of work. We’ll build a custom quote after walking the district with you.
- Graffiti removal: Included in most BIA contracts. For standalone graffiti removal, pricing depends on surface type, size, and frequency.
- Emergency response: Billed at hourly rates for contracted partners. We prioritize BIA and municipal clients for same-day response.
All of our crew members are W-2 employees earning $32 per hour. We don’t use subcontractors or temp workers for municipal contracts. Every person on your route is trained, insured, and accountable.
