Not all surfaces can handle the same water pressure. Using too much PSI on the wrong material can etch concrete, strip paint, or damage wood grain. Using too little won’t get the job done. Here’s how we approach it:

Concrete & Asphalt

3,000–4,000 PSI

Sidewalks, parking lots, loading docks, and driveways can handle high pressure. This is where we really blast away oil stains, chewing gum, tire marks, and years of ground-in grime. Most commercial sidewalks in Seattle need this level of cleaning at least twice a year.

Brick & Stone

1,500–2,500 PSI

Brick and natural stone are durable but porous. We use moderate pressure with the right nozzle angle to clean without eroding mortar joints or pitting the surface. Common on older Seattle storefronts in Capitol Hill, Pioneer Square, and the International District.

Wood & Composite Decking

500–1,200 PSI

Wood fences, decks, and siding need a gentler touch. We use lower PSI with wider fan tips to lift dirt and mildew without splintering or gouging the grain. We’ll recommend a sealant after cleaning to protect the wood from Seattle’s constant moisture.

Hot Water vs. Cold Water Pressure Washing

Most pressure washing companies only offer cold water. We bring both, because the type of grime dictates the right approach.

Cold Water Pressure Washing

Works great for general dirt, mud, dust, mildew, and loose debris. It’s the standard for sidewalks, building facades, and most concrete surfaces. Cold water at high PSI is efficient, effective, and cost-effective for routine maintenance.

Hot Water Pressure Washing

When you’ve got grease, oil, or organic buildup (think restaurant dumpster pads, commercial kitchen exhaust areas, or loading docks), hot water makes all the difference. Heated water breaks down oils and fats that cold water just pushes around. It’s also more effective at killing mold and algae spores, important in Seattle’s damp climate.

Soft Washing for Delicate Surfaces

Some surfaces can’t handle any real pressure at all. Painted walls, stucco, EIFS (synthetic stucco), vinyl siding, and certain roofing materials need a different approach. That’s where soft washing comes in.

Soft washing uses low pressure, typically under 500 PSI, combined with eco-friendly cleaning solutions that do the heavy lifting. The chemicals break down mold, algae, and dirt at the molecular level, and the low-pressure rinse washes it all away without risking damage.
