Commercial Cleaning Pricing — Transparent Rates from Seattle Surface Cleaners

Our Pricing Philosophy — No Surprises, No Hidden Fees

I started Seattle Surface Cleaners in 2017 with a simple idea: tell people what things cost. Too many cleaning companies dodge the pricing question until you’re three meetings deep. That’s not how we work.

Every property is different, so we can’t give you an exact number without seeing your space. But we can give you real ranges so you know what to expect before we even show up. Here’s what our services typically cost.

Transparent Graffiti Removal Pricing

One-Time Graffiti Removal

$325 – $450 per incident

Price depends on surface type, paint used, and size of the tag. Most jobs fall in this range. This is the average cost for one-time graffiti removal. We respond fast — usually within 24 to 48 hours.

Recurring Graffiti Programs

Starting at $500+ per month

For business improvement areas (BIAs) and property managers dealing with ongoing graffiti. Includes regular patrols, rapid response, and anti-graffiti coating application.

Janitorial & Day Porter Pricing

Hourly Rate: $60 – $85 per hour

This covers a fully trained, W-2 employee — not a temp or subcontractor. The rate includes all labor costs, supervision, insurance, and supplies coordination.

Your total monthly cost depends on how many hours per week you need and the scope of work. A building that needs a day porter 8 hours a day, 5 days a week will cost more than one that needs 4 hours, 3 days a week. We’ll work with you to find the right coverage for your budget.

Pressure Washing Pricing

Day Rate: $650 – $2,250 per day

Our commercial pressure washing can range from $650 to $2,250 per day depending on the scope of work. Most commercial jobs — sidewalks, building exteriors, parking areas, dumpster pads — can be completed in one to two days depending on square footage.

For recurring pressure washing (monthly or quarterly schedules), we work out a program rate based on frequency and scope. Regular scheduling helps you maintain your property’s appearance and avoids the buildup that leads to bigger, more expensive cleanups.

What Factors Affect Your Price?

Every property is unique, so here are the main things that influence your quote:

  • Square footage and scope — A 2,000-square-foot office costs less than a 20,000-square-foot building. More space means more time and more team members.
  • Frequency — Daily service costs more per month than weekly, but the per-visit cost is usually lower. We help you find the frequency that matches your actual needs.
  • Type of service — Janitorial cleaning, day porter presence, pressure washing, and graffiti removal each have different requirements and equipment needs.
  • Building condition — A property that’s been well-maintained is easier (and cheaper) to keep clean than one that needs a deep clean first.
  • Access and logistics — Parking garages, multi-story buildings, and properties with restricted access may require additional coordination.

  4. You decide — No pressure, no hard sell. If it works for you, we set a start date and deploy your team.

We’ve been doing this since 2017. Our 41 five-star Google reviews didn’t come from pushy sales tactics — they came from showing up, doing the work, and communicating clearly.

Why We’re Competitive — W-2 Reliability Means Fewer Callbacks

Some companies will quote you less per hour. But here’s what I’ve learned in this business: the cheapest bid often costs you the most in the long run.

When a cleaning company uses temps or subcontractors, you get inconsistent work, missed tasks, and the hidden cost of managing complaints. Our W-2 employees at $32/hour are invested in their work. They know your building. They take ownership.

The result? Fewer callbacks. Fewer complaint calls from tenants. Less time you spend dealing with cleaning problems instead of running your property.

We carry full insurance — general liability, workers’ compensation, and commercial auto — so you’re covered. And as an OMWBE-certified minority-owned business, we may help you meet diversity procurement goals.
