5 Signs Your Building Needs Professional Pressure Washing

Sometimes it takes an outside perspective to notice how much grime has built up on your building. You walk past the same walls, sidewalks, and parking areas every day, and the gradual accumulation of dirt, algae, and stains becomes invisible — until a client, tenant, or visitor mentions it.

After years of commercial pressure washing across the Seattle area, I’ve learned to spot the signs that a building is overdue for a professional cleaning. Here are the five most common ones.

1. Visible Algae or Moss Growth

Seattle’s climate is a paradise for algae and moss. Our combination of abundant rainfall, mild temperatures, and limited direct sunlight creates perfect growing conditions on nearly every exterior surface. You’ll see it first on north-facing walls, shaded walkways, and any surface that stays damp for extended periods.

Algae starts as a light green film that’s easy to overlook. Left unchecked, it darkens, thickens, and becomes much harder to remove. Moss follows close behind, working its way into cracks and joints where it can actually cause structural damage over time by retaining moisture against the building surface.

If you can see green on your building’s exterior, concrete walkways, or parking structures, it’s time for a professional pressure wash. Consumer-grade equipment won’t generate enough PSI to remove established growth, and the wrong technique can spread it rather than eliminate it.

2. Dark Stains on Concrete or Walkways

Dark staining on concrete surfaces comes from a variety of sources: oil drips from vehicles, organic matter like leaves and berries that decompose and leave tannin stains, rust from metal fixtures, and general ground-in dirt from foot and vehicle traffic.

These stains don’t just look bad — they can become permanent if left too long. Concrete is porous, and over time, staining agents work their way deeper into the surface. Early pressure washing removes stains from the surface level. Once they’ve penetrated, removal requires more aggressive techniques and sometimes chemical pre-treatment.

Take a look at your building’s sidewalks, entry areas, parking garage floors, and loading docks. If they’re noticeably darker than when they were new, professional pressure washing can bring them back to life.

3. Slip Hazards on Walkways

This is where aesthetics become a safety issue. Algae, moss, and organic buildup on walkways create genuinely slippery surfaces, especially when wet — which in Seattle means most of the time from October through April.

Slip-and-fall accidents are one of the most common sources of liability claims for commercial property owners. A clean exterior communicates that the property is well-managed and that someone cares about the details.

5. It’s Been More Than a Year Since the Last Cleaning

If it’s been more than twelve months since your last professional cleaning, your building is almost certainly due.

Here’s a general maintenance schedule that works well for most Seattle commercial properties:

  • Building exteriors: Once per year, ideally in spring after the wet season
  • Sidewalks and walkways: Two to four times per year depending on foot traffic
  • Parking garages: Once or twice per year
  • Dumpster areas: Quarterly or as needed

When DIY Won’t Cut It
