What Is a Day Porter — and Why Does Your Building Need One?
If you manage a commercial property, you already know that things get messy between your cleaning crew’s visits. Lobbies get scuffed. Restrooms run out of supplies by 10 AM. Break rooms pile up after lunch.
A day porter is your on-site cleaning presence during business hours. They handle the constant upkeep that keeps your facility looking professional all day — not just at night when nobody’s watching.
I started Seattle Surface Cleaners in 2017 because I saw too many buildings that looked great at 7 AM and rough by noon. Day porter service fills that gap. It’s not a luxury — it’s what keeps your tenants, employees, and visitors comfortable throughout the day.
Our 8-Person Day Porter Team
We currently deploy 8 day porters across Seattle and King County. Every one of them is a W-2 employee earning $32 per hour — not a temp, not a subcontractor.
Why does that matter? Because when you hire a contractor workforce, you get whoever shows up. Our W-2 model means the same person comes to your building every day. They learn your facility. They know where the problem spots are. They build relationships with your tenants and staff.
That consistency is what separates a day porter who keeps things clean from one who actually reduces the number of problems you deal with. That’s our goal — fewer calls, fewer complaints, fewer headaches for the people responsible for the property.
What Our Day Porters Do
Every building is different, so we customize the day porter scope to match your facility’s needs. But here’s what a typical day porter handles:
Lobby & Common Area Maintenance
Sweeping, mopping, wiping surfaces, emptying trash, and keeping your main entrance looking sharp from open to close.
Restroom Checks & Restocking
Regular walkthroughs to clean, sanitize, and restock paper products and soap. Nobody should walk into an empty dispenser at your building.
Break Room & Kitchen Cleanup
Wiping counters, cleaning microwaves, emptying trash, and keeping shared kitchen spaces sanitary throughout the workday.
Trash & Recycling Management
Emptying bins before they overflow, replacing liners, and keeping waste areas clean and organized.
Spot Cleaning & Quick Response
Spills, stains, smudges on glass — your day porter handles them as they happen instead of waiting for the night crew.
Light Exterior Upkeep
Sweeping entryways, picking up litter around the building perimeter, and keeping your curb appeal intact during business hours.
Communication You Can Count On — Slack Channels & Photo Updates
Here’s what I hear from building managers who switch to us: “I never knew what my old cleaning company was actually doing.”
We fix that. Every client gets a dedicated Slack channel where our team sends real-time photo updates. Your day porter documents their work — completed restroom checks, cleaned common areas, any issues they spot.
You don’t have to wonder if the work got done. You can see it. And if something comes up — a tenant request, a spill in the lobby, a maintenance issue — you can reach your porter directly through the channel.
Our philosophy is simple: communication beats assumption, every time.
Facilities We Serve
Our day porter teams work in a range of commercial environments across Seattle and King County:
Office Buildings
Multi-tenant offices, corporate campuses, and coworking spaces that need all-day upkeep in shared areas.
Retail & Mixed-Use
Storefronts, shopping centers, and mixed-use buildings where foot traffic keeps things busy from morning to evening.
Medical & Professional
Clinics, dental offices, and professional buildings where cleanliness directly impacts patient and client confidence.
Day Porter Pricing — Straightforward Hourly Rates
Our day porter service runs $60 to $85 per hour, depending on scope, crew size, and equipment. That rate covers a fully trained, W-2 employee who is insured, background-checked, and dedicated to your property.
We carry general liability insurance, workers’ compensation, and commercial auto coverage. We’re also OMWBE certified as a minority-owned business in Washington state.
There are no hidden fees. We’ll walk your facility, talk through your needs, and give you a clear proposal. If the scope changes, we adjust — no surprises.
Why W-2 Employees Matter for Day Porter Consistency
A lot of cleaning companies use independent contractors or temp agencies. It’s cheaper for them, but it creates problems for you — different people every week, no accountability, no consistency.
All of our team members are W-2 employees. That means:
- Same faces every day — your porter knows your building, your tenants, and your expectations
- Workers’ comp coverage — if someone gets hurt on your property, you’re protected
- Direct accountability — we manage, train, and supervise our people because they work for us
- Lower turnover — we pay $32/hour because good people stay when they’re treated well
Consistency matters more than intensity. A reliable day porter who shows up every day and does solid work will always outperform a rotating cast of strangers doing deep cleans once a week.
