Terms of Service

These Terms of Service (“Terms”) govern the business relationship between Seattle Surface Cleaners LLC (“SSC,” “we,” “us”) and the client (“you,” “Client”) for all commercial cleaning services. By engaging our services, you agree to these Terms.

Service Agreements

All work is performed under a written service agreement that outlines the specific scope of work, service frequency, pricing, and any special requirements for your property. We don’t start work without a clear agreement in place — it protects both of us and makes sure everyone is on the same page from day one.

Service agreements may cover recurring services (janitorial, day porter, graffiti management) or one-time projects (pressure washing, deep cleaning, emergency cleanup). The specific duties, schedule, and pricing are detailed in each individual agreement.

Scope of Work

We perform only the services described in your service agreement. If you need additional work beyond the agreed scope, just let us know — we’re happy to provide a quote for additional services. Any changes to the scope of work will be documented in writing before we begin the additional work.

Our standard services include commercial janitorial cleaning, day porter staffing, pressure washing, graffiti removal, dumpster and alley sanitation, and related property maintenance tasks. We do not perform structural repairs, electrical work, plumbing, or other skilled trade services.

Pricing and Payment

Pricing is set in your service agreement and based on the scope and frequency of work. Our current rates range from $60 to $85 per hour for janitorial and day porter services, starting at $1,000 per day for pressure washing, and $325 to $450 per incident for graffiti removal.

Invoices are issued on a monthly basis unless otherwise specified in your agreement. Payment is due within 30 days of the invoice date. We accept checks, ACH transfers, and major credit cards. Late payments may be subject to a 1.5% monthly finance charge after 60 days past due.

Cancellation and Termination

Either party may terminate a recurring service agreement with 30 days’ written notice. One-time service appointments can be cancelled or rescheduled with at least 48 hours’ notice at no charge. Cancellations with less than 48 hours’ notice may be subject to a cancellation fee equal to two hours of service at the agreed rate.

If either party breaches the agreement and fails to fix the issue within 15 days of written notice, the other party may terminate immediately.

Insurance and Liability

We carry General Liability insurance, Workers’ Compensation, and Commercial Auto coverage. We can add your organization as an additional insured upon request. Certificates of insurance are available on request.

Our liability for any claim arising from our services is limited to the total amount paid by the Client for the specific service that gave rise to the claim, up to the limits of our insurance coverage. We are not liable for pre-existing property damage, normal wear and tear, or damage caused by third parties.

We take reasonable precautions to protect your property during service, and we will promptly report and address any damage caused by our team.

Service Area

We provide services throughout the Seattle metropolitan area, including neighborhoods such as Capitol Hill, the University District, West Seattle, Columbia City, Ballard, Fremont, South Lake Union, the Chinatown-International District, and downtown Seattle. Service availability for locations outside the Seattle metro area will be evaluated on a case-by-case basis.

Scheduling and Access

Service schedules are established in your agreement. We do our best to maintain consistent scheduling, but we may occasionally need to adjust timing due to weather, emergencies, or other circumstances beyond our control. We’ll always communicate schedule changes as far in advance as possible.

You are responsible for providing reasonable access to the areas to be serviced, including keys, access codes, or security clearances as needed. If our team cannot access the service area at the scheduled time due to circumstances within the Client’s control, the visit may count as a completed service.

Communication

We maintain open communication through dedicated Slack channels, phone, email, and text. Our office hours are Monday through Friday, 9AM to 5PM, and our service crews operate 7 days a week depending on scheduling. We respond to messages within one business day. Emergency situations will be addressed as quickly as possible.

Modifications to These Terms

We may update these Terms from time to time. Changes will be posted on this page with the updated date. Continued use of our services after changes are posted constitutes acceptance of the modified Terms. For significant changes, we’ll notify existing clients directly.

Governing Law

These Terms are governed by the laws of the State of Washington. Any disputes will be resolved in the courts of King County, Washington.
